Bromwich Hardy’s royal contract to market large warehouse in Warwickshire

A large former chilled distribution warehouse in Warwickshire has come on to the market for sale or rental via commercial property agency Bromwich Hardy.

Abbey Mills extends to 47,054 sq ft and is located on a large two-acre yard on the edge of the well-connected market town of Alcester, just eight miles west of Stratford upon Avon and seven miles south of Redditch.

Bromwich Hardy has been appointed to market the property on behalf of royal landlord The Duchy of Lancaster, the private land estate held in trust for King Charles III.

Ed Bunbury, a partner at Bromwich Hardy, explained that the property was most recently used to store pre-fabricated roof products for RoofSpace Solutions, which has now relocated after becoming part of Pasquill Saint-Gobain.

Mr Bunbury said: “This building was originally constructed in 1990 as a chilled distribution unit.

“The chillers are no longer operational, with the compressors having been removed, however the ducting is still situated above the ceiling and could be reconstituted if needed.

“The building is of steel portal construction with an approximate minimum eaves height of 7.5m and 6.3m to the ceiling still in situ from when the unit was refrigerated.

“The building benefits from 15 dock levellers and one level access loading door, with a two-storey office block on the front of the building.

“There is also a large yard measuring approximately two acres, with a maximum depth of around 65 metres, plus extensive car parking at the front of the offices.”

The Alcester property is part of a wider cluster of nearby business and industrial estates, including Arden Business Park, Arden Forest Industrial Estate and Smallbrook Business Centre.

The location fronts on to the A435, the main road between Alcester and Redditch, providing reliable connections to the M40 and M42 motorway networks.
