The site comprises three buildings providing office, warehouse and production accommodation across a 1.3-acre plot. Master Abrasives, which has operated from the site since the 1970s, remains in occupation under a lease running until December 2030, securing continuity for both parties.
Master Abrasives briefly acquired the freehold from the previous landlord before deciding to sell the property and lease it back, a move designed to provide long-term security while releasing capital to support the business.

“Knowing that Tetra and the Wigley Group are based just down the road in Stockton gives us real confidence. If we ever have an issue with the property, we know it will be dealt with quickly and properly, which is invaluable for a business like ours.”
Founded in 1967 when a Swiss-based company decided to open a UK sister company to supply its products into, Master Abrasives manufactures and distributes a wide range of abrasive products to business customers in the UK and overseas, supplying sectors including aerospace, automotive, medical and power generation.
The company also plays an active role in the local community and has been a main sponsor of Daventry Town FC for the past two seasons, reinforcing its long-standing connection to the town.
