The brownfield development at the junction of Brindley Road and Bayton Road in Exhall is on the site of former industrial land, with the former site featuring buildings the 1960s and 70s.
Demolition of the original buildings, which were used for storage, manufacturing and as a car dealership, have now been completed and the new units are expected to be completed in Spring 2026.
The light industrial scheme will be built to a high sustainability standard and is designed to achieve a BREEAM Very Good rating, with the inclusion of photovoltaic panels (PVs) and battery storage to generate and retain renewable energy for the businesses to use.
Materials from the demolished buildings, such as concrete, tarmac and bricks, will be used for piling mats on site to further reduce wastage.
The development will also include 10 electric vehicle charging points and a sustainable drainage system to store rainwater and disperse it without flooding surrounding areas.

Deeley Construction is working with AJA Architects as the architect for the project, Starkey Button & Co as the employer’s agent and Mucklow & Harris Ltd for engineering services.
The new units will be marketed by commercial property consultants ehB Reeves.
The new units are aimed at manufacturing, logistics and trade counter businesses, providing modern, flexible and energy-efficient space in a well-connected location.
