Steels up as six high-quality trade units in Coventry near completion

The steel frames are now up for six brand-new, high-quality trade units on a former car showroom site in Coventry being marketed by Bromwich Hardy.

The units on Triumph Trade Park, off Herald Avenue, two miles west of the city centre, are due for completion and available to let from this July.

Mark Booth, senior surveyor at Bromwich Hardy, explained that the units will range from 2,917 sq ft, as part of an overall 25,490 sq ft, and that they are targeting EPC A+ and BREEAM Excellent status.

Mr Booth said: “These units will soon be providing much needed Grade A stock to the area.

“The steels on the units will have insulated composite clad elevations, with roller shutter loading doors, designated yard areas and generous forecourt loading space.

“There will each have 8m eaves height, with three-phase power, LED lighting, 10 per cent translucent roof panels and reinforced concrete floors.”

Triumph Trade Park is in a highly prominent and busy commercial location on a 2.8-acre site purchased by investment manager Nuveen in 2023.

Nuveen commissioned XLB, a specialist developer and asset manager, who obtained planning consent for a mixed-use trade and storage development.

An 81,000 sq ft self-storage scheme on the site has already been sold to Here Storage.

The six trade units are being completed by Halesowen contractors A & H Construction & Developments plc.

Robin Hutchison, fund manager at Nuveen Real Estate said “Disposal of the self-storage unit is a key milestone in enabling delivery of this best-in-class mixed use scheme.

“Practical completion of Triumph Trade Park will be the culmination of a highly involved business plan that has been flawlessly executed by XLB.”

Triumph Trade Park is close to the A45 trunk road, around eight miles east of Junction 6 of the M42 motorway, also providing access to the M45 and M1.

Occupiers in the immediate vicinity include McDonalds, KFC, Pizza Hut, Greggs, Subway, and Starbucks to the west, with a Sainsbury’s store and petrol station also close by.

Bromwich Hardy is joint agents for the development with Colliers.

The units available are:

  • Unit 1 at 5,328 sq ft
  • Unit 2 at 3,811 sq ft
  • UNIT 3 at 3,466 sq ft
  • UNIT 4 at 5,479 sq ft
  • UNIT 5 at 2,917 sq ft, and
  • UNIT 6 at 4,489 sq ft.
