The Warwick location is the latest for the Wakefield-based company which already has depots in Inverness, Glasgow, Durham, Kendal, Cumbria, Warrington, Newport, Reading, Stevenage and Okehampton.
Generator Power will pay rent of £125,000 a year on a two-year lease, with the option to purchase to buy the freehold property for £1.6 million at any point in the second year.

The freehold building was erected around 30 years ago and includes two-storey offices, a modern kitchen, male and female toilets plus a shower room, with parking at the front.
Heathcote Industrial Estate is home to a range of organisations including Dennis Eagle UK, Wanzl, NOMOQ and the JLR Academy.
The estate is approximately 1.8 miles from Warwick town centre, and within a four-minute drive of Junctions 13, 14 and 15 of the M40 motorway.
Bromwich Hardy worked closely with joint agents Tim Cox Associates of Stratford-upon-Avon to rent the property on behalf of Eray Property Management Ltd of Rugby.
